We also meet the tenants in person at property showings so get an impression of what they will be like once they move in. Instinct is an important factor in tenant selection.

  • Regular open for inspections as required and feedback provided to Lessors promptly so you know what is going on and are kept up to date.
  • We give tenants a thorough induction to the property and what their obligations are under the tenancy to minimise hassles.
  • Prepare the lease documents and explain the details to the tenant during the lease signing. A no smoking inside the home and carpet cleaning clause are standard in our leases.
  • A Diplomatic Clause can be included in the lease as required- you must notify the agent in your management agreement and prior to advertising.
  • Once the lease is signed we will email you a copy for your records.
  • A thorough written condition report is completed as required by law at the commencement of the tenancy and updated upon subsequent tenancies. We also take comprehensive inventory photos which are also updated each change of tenancy.
  • Inspections are completed every six months and after the first month to six weeks of a new tenancy and reports emailed to the Lessor.
  • Rent can increase after each 12 month or more period. We are required to provide eight weeks’ notice to the tenant of any increase. A rent review is discussed with the Lessor prior to this, along with any plans to extend or terminate the tenancy.
  • Urgent repairs are attended to promptly by our (or your preferred) qualified licenced and insured tradespeople.
  • Provide the tenant with an Emergency Tradespersons’ List for any urgent after hours repairs.
  • Issue Notices to Remedy to tenants for any breach of tenancy, advise the Lessor and follow up as required.
  • You will be notified of any general maintenance required and we will seek your instructions from there.
  • Organise quotes for major repairs or maintenance required.
  • Invoice tenants for their water consumption (not applicable to units and townhouses under a body corporate as they are not separately metered).
  • Stringent procedures regarding rent payments
  • Advise you when the tenant is vacating and seek your instructions.
  • A thorough final inspection is completed once the tenant vacates and any issues the tenant is responsible for remedied before the bond is refunded.
  • If instructed, we can pay your rates, land tax, water rates and body corporate fees out of the rent.
  • Rental funds (less expenses) are dispersed to the Lessor on the last working day of the month via electronic funds transfer. Monthly statements are also provided electronically or via post.
  • Copies of invoices are provided to you.
    An end of financial year statement is also provided at no extra charge.
  • Our website has a portal you can log in to retrieve any statements you may have misplaced.
  • Lodge insurance claims on behalf of the lessor.
